A garage door in Chanhassen works through deep cold, heavy snow, road salt and big spring temperature swings, often in an unheated garage. This is what we actually find here, and what we check on every visit.
Meltwater refreezes at the bottom seal overnight in Chanhassen, bonding the door to the concrete. Cycling the opener against a frozen door tears seals, strains motors and can bend the bottom panel - the door gets freed gently, never forced.
Water in track anchors and frame joints freezes and expands through Carver County winters, shifting alignment a little each cycle. By March the signs are a corner gap, a scraping panel and an opener that reverses for no visible reason.
An opener in an unheated Chanhassen garage cycles thick, cold grease and cold-soaked electronics for months. Groaning, slowing or stopping mid-travel in January is the unit asking for a diagnosis - often the real fault is a heavy, unbalanced door behind it.
Many Chanhassen homes pair an older heavy door with decades of mixed replacement hardware. Those doors repair well when springs, cables and rollers are assessed as a set, and badly when parts are swapped one symptom at a time.

The visit starts with the whole system checked — springs, cables, rollers, tracks and the opener — so the diagnosis is clear before any work begins, and the inspection is free.
The repair is done with the right parts on the truck, the door rebalanced and the opener set back to its proper force and travel — residential doors only, done the way we would want our own done.
You watch the door run a full cycle — up, down, safety reverse tested, the doorway completely clear — and any work was priced and agreed before it began. Estimates are always free.

Most often a broken spring: the opener starts the lift, then cannot carry full weight past the balance point. In winter it can also be binding on ice in the track. Either way, quit running the opener - every cycle spends the motor on a door it cannot lift.
Road salt corrodes the lower cable runs in Chanhassen garages, and strands fray until one side lets go - then the door drops on that side and racks. Fraying at the bottom brackets is a replace-now finding, checked on every visit, because a cable failure turns a repair into an off-track emergency.
Yes - same day in most cases, every day from 8 AM to 8 PM, with free estimates before any work starts. We are licensed and insured, with 10+ years of experience and 100+ 5-star reviews. A trapped car or a door open to the weather goes to the front of the list.
Maybe - or the door behind it has grown heavy: stiff hinges, worn rollers or a weakening spring all make the opener work harder, and cold grease finishes the effect. We weigh and balance the door first, because replacing an opener under a heavy door just starts the same wear over.
No - residential only. In Chanhassen we repair and install sectional doors on homes: springs, openers, cables, tracks and off-track doors. Commercial overhead and roll-up doors are not our work.
No — and be wary of anyone who does. Every garage door fails differently, so a phone price is a guess that changes at your door. Our estimates are free: a tech looks at the actual door, springs and opener, then gives you one clear price before any work starts.
